Terms of Service

Chaabi.city is an online marketplace that connects renters with landlords and property managers. We are a venue, not a party to any rental. We are not a landlord, tenant, real-estate brokerage, or agent, and we do not own, manage, inspect, or endorse any listing. Any rental agreement is solely between the renter and the landlord.

You must be at least 18 and able to form a binding contract. You agree to provide accurate information, to keep your account credentials secure, and to be responsible for activity under your account. We verify phone numbers by SMS; one person should maintain one account. We may suspend or close accounts that violate these Terms.

If you post a listing, you represent that you have the legal right to offer the property for rent and that your listing is accurate, current, and not misleading. You are responsible for your listing content and for complying with all applicable laws, including residential tenancy law and human-rights law.

Fair housing. You must not discriminate against renters on any ground protected by the Ontario Human Rights Code or other applicable law (including race, ancestry, place of origin, citizenship, creed, sex, sexual orientation, gender identity, age, marital or family status, disability, or receipt of public assistance). Screening must be limited to lawful factors. We may remove listings or content that appear to violate these rules.

You agree to provide truthful information in inquiries and applications, to use the Service to seek housing in good faith, and not to misuse another person's information. Documents and details you submit with an application are shared only with the landlord you apply to.

Landlords may purchase listing credits to publish listings beyond any free allowance. Payments are processed by our payment provider (Stripe); by purchasing you authorize the applicable charge. Prices and free allowances are shown at the point of purchase and may change. Except where required by law, purchased credits are non-refundable once applied.

You agree not to: post false, fraudulent, or scam listings; solicit payment or deposits before an in-person tour and signed lease; harass, defraud, or discriminate against other users; scrape, harvest, or bulk-collect data or user profiles; send spam; upload malware; circumvent security or access controls; or use the Service for any unlawful purpose. You must never ask a renter to send money to view a property.

You retain ownership of the content you submit (listing details, photos, profile information). You grant Onnuco a non-exclusive, worldwide, royalty-free licence to host, display, and distribute that content as needed to operate and promote the Service. You are responsible for having the rights to any content you upload.

We take steps to keep the marketplace safe — phone verification, moderation, reporting, and an optional verified-owner badge — but we do not guarantee the identity, legitimacy, or conduct of any user, or the accuracy or availability of any listing. Exercise your own judgment, and never send money before touring in person and signing a lease.

The Service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, to the fullest extent permitted by law. We do not warrant that the Service will be uninterrupted, error-free, or secure, or that listings are accurate or available.

To the fullest extent permitted by law, Onnuco and its directors, officers, employees, and suppliers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss arising from dealings between renters and landlords. Our total liability for any claim relating to the Service will not exceed the greater of the amounts you paid us in the twelve months before the claim, or CAD $100.

You agree to indemnify and hold Onnuco harmless from claims, damages, and expenses (including reasonable legal fees) arising from your content, your use of the Service, or your violation of these Terms or applicable law.

You may stop using the Service at any time. We may suspend or terminate your access if you violate these Terms or to protect the Service or its users. Sections that by their nature should survive termination (including content licence, disclaimers, limitation of liability, and indemnification) will survive.

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable there, without regard to conflict-of-laws rules. You agree to the exclusive jurisdiction of the courts located in Ontario, Canada.

We may update these Terms from time to time. When we make material changes we will update the “Last updated” date above and, where appropriate, notify you. Continued use of the Service after changes take effect means you accept the updated Terms.
