End User License Agreement

This End User License Agreement (“Agreement”) is a working draft for Chaabi.city and should be reviewed by qualified legal counsel before final publication. It explains the limited license granted to users who access Chaabi.city (the “Service”), operated by Onnuco Labs Ltd.(“Onnuco,” “we,” “us”), a company based in Ontario, Canada.
This Agreement works together with our Terms of Service and Privacy Policy. If there is a conflict, the Terms of Service govern marketplace use, payments, listings, inquiries, and applications.
1. License grant
Subject to this Agreement and the Terms of Service, Onnuco grants you a limited, revocable, non-exclusive, non-transferable, non-sublicensable license to access and use Chaabi.city through a supported web browser for your personal rental search, rental listing, property-management-related lead handling, or other permitted use of the Service.
No ownership interest is transferred to you. Chaabi.city, including its software, interfaces, design, brand elements, workflows, text, graphics, databases, and documentation, remains owned by Onnuco or its licensors.
2. Permitted use
Renters may use the Service to search listings, create and maintain a renter profile, inquire about rentals, schedule showings, and apply to listings. Landlords, property managers, agents, and apartment operators may use the Service to create listings, receive structured leads, review applications, manage listing-related activity, and use printable Chaabi Keys or QR codes for lawful rental marketing.
You may use Chaabi.city only for lawful rental-marketplace purposes and only in a way that complies with applicable residential tenancy, privacy, consumer protection, anti-spam, accessibility, and human-rights laws.
3. Restrictions
You must not:
copy, modify, adapt, translate, reverse engineer, decompile, disassemble, scrape, crawl, or attempt to extract the source code, underlying models, database structure, or non-public data of the Service except where applicable law expressly allows it;
rent, lease, sell, sublicense, resell, distribute, host, mirror, frame, white-label, or commercially exploit the Service except through features we make available for that purpose;
bypass security, rate limits, authentication, phone verification, role permissions, row-level security, payment flows, download limits, or other access controls;
use bots, scripts, bulk exports, automated account creation, credential stuffing, scraping, spam, malware, or any other tool that interferes with the Service or collects user, listing, application, or lead information at scale;
use the Service to discriminate, harass, defraud, post scam listings, request prohibited payments, or make housing decisions on grounds prohibited by law.
4. Accounts and security
You are responsible for keeping your account, device, phone number, email, passwords, verification codes, and authentication factors secure. You must notify us if you believe your account has been compromised. We may suspend or restrict access if we believe an account is unsafe, misused, or violating this Agreement.
5. User content and data
You retain ownership of content you submit, such as listings, photos, profile details, documents, applications, messages, showing preferences, and organization information. You grant Onnuco the rights needed to host, process, display, transmit, store, moderate, and back up that content so we can operate the Service.
You are responsible for having the rights and permissions needed for anything you upload. You must not upload unlawful, misleading, infringing, discriminatory, malicious, or privacy-invasive content.
6. Renter documents and application materials
The Service may allow renters to submit sensitive application information and documents to a landlord or property organization. Renters should submit only documents they are comfortable sharing for a specific rental application. Landlords and property organizations must use application materials only for lawful rental-screening purposes and must protect, retain, and delete them in accordance with applicable law.
7. Third-party services
Chaabi.city relies on service providers for hosting, database infrastructure, SMS, email, payments, maps, storage, and related operations. Your use of features involving those providers may also be subject to their terms. We are not responsible for third-party services that we do not control, but we choose providers to support the operation and security of the Service.
8. Updates and availability
We may update, improve, remove, suspend, rename, or change parts of the Service at any time. Some features may be beta, experimental, province-limited, account-limited, or not available to every user. We do not guarantee that any feature, listing, lead, document, integration, or workflow will remain available indefinitely.
9. Intellectual property and feedback
Chaabi, Chaabi.city, Chaabi Keys, related logos, product names, page designs, workflows, and marketplace features are protected by intellectual-property laws. You may not use our branding in a way that suggests endorsement or affiliation without permission.
If you send us suggestions, feedback, corrections, or ideas, you grant us the right to use them without restriction or compensation, provided we do not use your personal information except as described in our Privacy Policy.
10. Termination
This license begins when you access the Service and continues until terminated. You may stop using the Service at any time. We may suspend or terminate this license if you violate this Agreement, violate the Terms of Service, create risk for other users, or use the Service in a way that may harm Onnuco, renters, landlords, partners, or the marketplace.
When the license ends, you must stop using the Service. Sections that by their nature should survive termination, including ownership, restrictions, disclaimers, limitation of liability, and governing law, will survive.
11. No warranties
The Service is provided “as is” and “as available.” To the fullest extent permitted by law, Onnuco disclaims all warranties, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, reliability, availability, and security.
12. Limitation of liability
To the fullest extent permitted by law, Onnuco and its directors, officers, employees, contractors, suppliers, and affiliates will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, lost opportunities, rental losses, housing disputes, application outcomes, listing availability, user conduct, or third-party services. Any total liability relating to this Agreement will be limited as stated in the Terms of Service.
13. Governing law
This Agreement is governed by the laws of the Province of Ontario and the federal laws of Canada applicable there, without regard to conflict-of-laws rules. You agree to the exclusive jurisdiction of the courts located in Ontario, Canada, unless applicable consumer law requires otherwise.
